About the Chester, Long Valley and Mendham Real Estate Market
CHESTER BOROUGH AND CHESTER TOWNSHIP Chester Borough is small in area and quite densely populated with older historical homes of varying size, and some newer construction. Chester Township and Chester Borough share churches, fire departments, schools, recreation facilities and clubs, thereby offering residents many advantages of suburban living. This large township is only partially developed. In Chester Township, the land use is primarily residential and agricultural. Of the 28 square miles that comprise the Township, less than 2% is zoned for commercial or industrial use. Over 30% is devoted to permanent open space, 24% is currently residentially developed, and the remaining 39% is in agricultural uses. The Township is almost exclusively served by on-site wells and septic systems, and because of the environmental sensitivity of the area, the zone plan calls for development primarily of single family homes on 2, 3, and 5 acre lots. Currently, there are approximately 2100 homes in Chester Township, and based on the zoning laws, the development potential of Chester Township is an additional 1850 homes. These days, you'll find executive homes and mansions, charming older historical homes, and scattered developments hidden among with rolling hills.
MENDHAM BOROUGH AND MENDHAM TOWNSHIP "The Mendhams" of Morris County describes the two prominent and wealthy communities of Mendham Borough and Mendham Township. Mendham Borough is generally thought of as an upscale residential community, with many residents commuting to New York City and local corporate centers. Commercial and residential properties are clustered in its 6-square-miles and it has a historic look and feel as you drive down the main street, with grand old homes and new residential subdivisions blending together. Mendham Township is a beautiful residential community with a scenic, gently rolling landscape. Within the 17.8-square-mile township are large, sprawling residential properties, including the historical districts of Ralston and Brookside. Before the sale of homes in Mendham Township, a number of health and safety requirements have to be met. These include the "Certificate of Smoke Detector Compliance", the "Certificate of Continued Use for an Individual Sewage Disposal System", and for homes with a private well, the "Certificate of Potability."
WASHINGTON TOWNSHIP (INCLUDING LONG VALLEY):
Long Valley is a suburban community that has a large population of young families with children. There is no heavy industry, and it offers a secluded and nature-oriented environment. Before the sale of homes in Washington Township, the following health and safety requirements have to be met: "Certificate of Fire Safety," and if you have a well, a "Certificate of Potability."

Bargain Properties >Advice From Real Estate Agents
When buying a home, it is essential to cooperate as closely as possible with your real estate agent. This can be challenging, especially if your agent asks you to do some things that you don't particularly want to do to in order to get you moved into your new home as quickly as possible.
When real estate agents advise you regarding ways to make the transaction work, they are acting as part coach and part business consultant. If you find the house you love and want to "sleep on" the decision for a few days, the agent knows that you run the risk of losing the house. If you are inclined to complicate your offer with clauses that might make the contract unattractive to the sellers, the agent may ask you to consider some modifications. Should you call the week before the closing with an attack of "buyer's remorse", your agent knows the cure. Following your real estate agent's suggestions will increase your chances for a successful move!
